Unique Structure
  • Coast has established an investment vehicle to acquire the freehold assets and manage the income and liquidity with the investors' interest in mind
  • Four unit classes - Expert and Institutional, both with Dual or Swinging NAV - with monthly dealing (subject to up to 6 months’ notice on redemptions)
  • Regulated under the Jersey Financial Services Commission’s Expert Fund scheme
  • Coast Management, the Investment Manager, is Authorised by the Jersey Financial Services Commission
  • Capital Advisory Partners (CAP), the Investment Adviser, is Authorised by the UK Financial Conduct Authority
  • Tax transparent at the investor level
  • All income from the assets accrues to the Fund

Management: a Collaboration of Experts
  • RCP has an extensive network to source freeholds and the experience and infrastructure to deal with all aspects of freehold administration (collecting ground rents, issuing consents, authorizing assignments, etc.)
  • Capital Advisory Partners (CAP) instructs RCP as to the maximum price to be paid on any freehold offered for purchase, based on proprietary valuation methodology and extensive fixed income market experience. CAP manages a portfolio of freeholds on behalf of the clients in the Fund in accordance with the investment objectives and limits set out in the Fund prospectus
  • RCP and CAP offer investors access to both the ground rent market and fixed income fund management expertise

Experience
  • The founders of RCP each have over 25 years of experience sourcing freeholds and managing ground rents in the UK
  • Coast founder has structured, managed and sold fixed income assets and funds for 25 years
  • Coast Management, the Investment Manager, is Authorised by the Jersey Financial Services Commission
  • Capital Advisory Partners, the Investment Adviser, is Authorised by the Financial Services Authority

Commitment
  • No conflict of interest: Managers will neither purchase from nor sell properties to the Fund
  • No existing assets have been transferred to the Fund
  • All income from the assets accrue to the Fund
